Buying a home is one of the most significant decisions you will make. Step 1: Get Clear on Your Goals

Before you start searching for homes, take time to get clear on what you actually need. Consider questions like: How long do I plan to stay? Do I need to be close to specific employers, schools, or highways? What size home and lot makes sense for my life right now?


Step 2: Get Pre-Approved

Pre-approval is one of the most important steps you can take before you start seriously searching. A pre-approval letter from a lender tells you exactly how much you can borrow, helps you understand your monthly payment range, and signals to sellers that you are a serious and qualified buyer.

Step 9: Prepare for Closing

As the closing date approaches, your agent and lender will walk you through what to expect. You will receive a closing disclosure from your lender at least three business days before closing that outlines your final loan terms and closing costs.

Before closing day, you will typically do a final walkthrough of the home to confirm it is in the agreed-upon condition. On closing day, you will sign a significant amount of paperwork, pay your closing costs and down payment, and receive the keys to your new home.

Closing costs in Ohio typically range from 2% to 5% of the purchase price and include lender fees, title insurance, prepaid taxes and insurance, and other transaction costs. Your lender will give you a detailed breakdown well in advance of closing.


Step 10: Close and Move In

Once all documents are signed and funds are transferred, the home is yours. Your agent will hand over the keys and be available to help with any questions as you settle in.
